The Ritz-Carlton, his project is located in the northwest district of Washington, D.C., in a mixed-use neighborhood of institutional, commercial, and residential buildings. The site is bound by 22nd, 23rd, L, and M Streets.

The eleven-story perimeter block building houses five distinct program elements-hotel, residential, fitness club, parking and retail-each of which is designed to maximize interaction with other amenities. Access to condominiums is provided through two independent lobbies located on 23rd Street. A porte-cochere on 22nd Street contains both hotel and Sports Club access. Retail spaces form the base of three street edges. Hotel, back-of-house, and parking are below grade. A 35,000 SF landscaped courtyard cascades from the fifth floor to grade, providing a quiet central focus for the rooms above.
